Why CM?

Bella Casa 07.02.09 031A construction manager (CM) provides objective, experienced representation for the client to protect the client’s/project’s best interests.  The CM will optimize budgets and construction timetables and provides a central point for communication with the client consultants and trades.

By conducting a detailed review of the drawings and specification, the CM reduces the possibility of extras being applied by sub-trades due to errors omissions or conflicts in the documents. As your CM, Osiris will act as a third party, coordinating all disciplines to ensure continuity in the drawings. This work is done before we go to tender to reduce or eliminate any ambiguity in the tender documents and the drawings giving us better pricing from the trades.  We will work closely with the architect and consultants to mitigate any impact changes to the drawings or specifications may have on the time line and budget.

The client has direct involvement in the selection of the trades and the planning process, and has access to the Design Team throughout construction.  The client would make all payments directly to the suppliers and subtrades, eliminating the middle man (general contractor) in the distribution of funds.  This ensures you have control over the funds for the project and that money cannot be diverted from its intended use. We have been called in to mitigate projects where general contractors have miss-used client funds and failed to pay trades.
Our CM will allow you to start your project earlier and pre-order major equipment before trades contracts have been awarded.  We not charge fees for changes to the trade contracts or increases in the budget, unless these changes create a major increase in the CM’s work.
